A roof replacement quote should explain what happens at chimneys, walls, valleys and pipe penetrations, not just name the new shingles. These junctions rely on flashing to direct water away from vulnerable connections.
Ask which flashing is included
GAF describes metal flashings as components installed at roof terminations, junctions and penetrations to divert water down the roof and away from the structure. IKO distinguishes step flashing where a roof meets a wall, counter-flashing at connections such as chimneys, and boot flashing around plumbing vents.
Ask the contractor to identify the flashing locations on your house and state which components the quoted work will replace. Photos can make the discussion easier without requiring you to climb onto the roof.
Discuss reuse explicitly
GAF recommends replacing metal flashing whenever possible. Its technical bulletin allows reuse in some circumstances, after qualified personnel assess condition, expected service life and compatibility with the new shingles. New shingle dimensions can require different flashing sizes.
That is more specific than an assumption that old flashing can always stay or must always be reusable because it has not leaked. Ask what inspection will support any proposed reuse and what happens if removal reveals damage.
Distinguish flashing from sealant
IKO notes that roofing caulk is not flashing and is only secondary protection in selected circumstances. If a proposal describes sealing an existing junction, ask the roofer to explain the underlying flashing detail and why that approach fits the roof system.
Keep the discussion tied to the chosen product's installation instructions and the conditions on your house. This article is a quote-review guide, not an installation procedure.
Write down the agreed scope
- List the roof junctions and penetrations included.
- Identify new flashing and any components proposed for reuse.
- Clarify how concealed deterioration will be assessed and priced.
- Ask which completion photos and product information you will receive.
Material selection is another part of the same discussion. Our article on roofing shingles provides context for comparing the roof covering. Review the flashing scope alongside that choice before accepting the final proposal.
